Why do seemingly beautiful houses sit?

NAR's "profile of home staging" from a couple of years ago stated empty homes sit for 80+ days. WHY? If you follow the crumbs, you will find that there are additional behavioral and medical studies that show more than 80% of humans struggle to visualize a space- room flow, colors, esthetic.

Not sure you believe me?

Let's pretend that last week you visited a new-to-you store or restaurant. Do you remember vividly the details of that space? Do you remember the flow or layout, the colors of the walls or the furniture, the logo or branding, the cleanliness, the smell, the feeling of the environment etc? At most, you might remember 3 of those categories but definitely not all of them! In fact, visualization is taught by the national library of medicine as instrumental in the pursuit of mastery and performance goals.

How do they teach visualization? Vision boards, meditation, affirmations, coaching sessions.... extensive practice at the art of visualization.... Is it actually realistic to ask a prospective homebuyer to imagine furniture in an empty room, or to ignore the purple wall or the ugly furniture or...?

This is such a simple problem to solve, however traditional staging is very expensive and somewhat risky- will their inventory match the esthetic or be a distraction?

Will the items be clean? Will the property get damaged in the installation? Will the deal be set enough to remove the furniture so that you don't have to have it re-installed if the deal falls apart?

At HOMEKYND, we knew a digital alternative was the answer.

Our first nationwide client set us up in a beautiful way to gather data surrounding these specific problem homes. They enlisted our services at homes sitting 60 days or longer.

Our virtual staging focus was simple: invite users to imagine themselves in the home so that they could build an emotional connection to the space. After our premium virtual staging services by pro interior designers, 90 properties went under contract in 60 days. To take it a step further, we knew we connected the emotional dots because the buyer’s agents from those same properties came back to us because their clients wanted to know where the furniture pieces were from! And ultimately this is where the HOMEKYND product was born.

So if you are a brokerage struggling to sell 10% of your properties, let the studies guide you, it's not their sales practices! It's your visuals!
